What is an Inspection?
A home inspection is an independent ,unbiased view of a property. It is helpful in determining potential issues and stating pertinent facts to help you make an informed decision about a home purchase. An average inspection will normally take between 2 and 4 hours. But, it may take longer depending on the condition and age of the home.
We recommend you accompany our inspector through the process, he will be able to show you potential issues. He can also give you some great money saving home maintenance tips.
Every Inspection is a complete and thorough visual inspection. Our reports are computer generated with digital images supporting potential issues. We also include photos of the positive aspects of the home- to help give you a more well-balanced overview. We are always available by email or phone to help answer any additional questions you may have.
Our Home Inspection will include:
- Roof- Shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other roof related items
- Attic- Ventilation, insulation, rafters, joists, trusses, and other visible items
- Plumbing- Sinks and faucets, bath/showers and toilets, water pressure, water distribution, and other plumbing components
- Heating and Cooling System- Heater, air conditioner and other visible related items.
- Electrical System- Service Entry, service panel, representative outlet testing, visible wiring and junctions, grounding and other electrical items.
- Basement, Crawl Space and Foundation- insulation, utility attachment, structural items, floors and walls (if visible and accessible)
- Interior- Floors and ceilings, walls, stairs, sinks, cabinets, shelving, built-in appliances, smoke detectors and other safety related items.
- Exterior- Siding, attachments, windows, doors, vents, and other exterior items.
